TNREGINET Registration
To access all online property-related services in Tamil Nadu including Encumbrance Certificate (EC) View, Guideline Value Search, and Stamp Duty Calculation you must first create an account on the TNREGINET portal.
The registration process is simple and completely free. Follow the steps below to complete your TNREGINET user registration online.
- Visit the Official Portal https://tnreginet.gov.in. This is the authorized website of the Tamil Nadu Registration Department.
- On the homepage menu, hover over “Registration” and select User Registration from the dropdown list.
- Select user type — Citizen, Document Writer, or Builder.
- Fill in all details — username, password, security question, full name, email, mobile number, and valid ID proof.
- Verify details using the OTP sent to your registered mobile number or email.
- Submit the registration form and log in with your verified credentials.
Note: Log in to your TNREGINET account within 7 days of registration to keep it active. To maintain your account status, make sure to log in at least once every 3 months.
Property Registration – Step-by-Step
To register a property (such as a sale deed, gift deed, mortgage deed, etc.) through the TNREGINET portal, follow these simple steps:
- Log in to your TNREGINET account.
- Go to Create Application → Create Document.
Choose the document type (sale deed, mortgage, gift deed, etc.).
Enter all property details including zone, survey number, location, and SRO information.
Add the details of the buyer, seller, and witnesses (where applicable).
Upload required documents, such as sale agreement, ID proof, and supporting certificates.
Use the Stamp Duty & Fee Calculator on the portal to calculate charges and complete the payment.
Fix an appointment with the Sub-Registrar Office (SRO) for physical verification.
Submit the application and save your reference number for tracking.
Visit the SRO on the scheduled date to complete the final verification and registration.
Note: Registration fees and stamp duty vary based on the property type, guideline value, and current Tamil Nadu government rules.
View Encumbrance Certificate (EC) – TNREGINET
An Encumbrance Certificate (EC) shows the legal & financial status of a property. You can view or download EC online through the TNREGINET portal.
How to View EC Online
Log in to your TNREGINET account.
Go to E-Services → Encumbrance Certificate → View EC.
Select the search method: EC, Document-wise, or Plot/Flat-wise.
For EC search: Choose Zone, District, Sub-Registrar Office, EC start/end dates, Village, Survey Number, and Subdivision Number.
For Document-wise: Enter Document Number, Registration Year, and SRO.
- Enter the captcha code and click Search.
- View your EC details on-screen and download the EC as a PDF.
Certified EC copies may include a small fee. EC services are available only for properties located in Tamil Nadu and cover up to 30 years of records.

Guideline Value is the minimum property valuation fixed by the Tamil Nadu government for registration.
